Although advances in technology and adjustments in regulations can bring change, the fundamental principles remain constant. The design process is broken down into distinct phases, each addressing a different part of the project. Although these phases may sometimes overlap, it’s crucial to become familiar with each one to fully comprehend the architectural design process.

DESIGN PHASES

1. PRE-DESIGN

Objective: Determine what to build.

 

Summary: Also known as programming, this phase involves gathering information, understanding the client's needs, and defining the project's scope.

 

Process: We provide a detailed 30-page veterinary questionnaire covering all aspects of your project. Though thorough, it saves time by gathering essential information early in the process.

2. SCHEMATIC DESIGN

Objective: Develop initial concepts and design direction.

 

Summary: The architect and client discuss the project's goals and requirements. The architect will create rough drawings to illustrate the design's basic concepts.

 

Process: This involves ongoing communication between the client and the architect. We present concepts, and the client either approves or rejects them. This exchange ensures all parties are aligned on the design direction.

3. DESIGN DEVELOPMENT

Objective: Refine and finalize design.

 

Summary: The architect refines the initial plans and overall design to include more details needed for construction.

 

Process: During this phase, we develop more detailed drawings that highlight the key design elements. The client and architect collaborate closely to finalize design decisions regarding materials, lighting, millwork, hardware, and other essential details.

4. CONSTRUCTION DOCUMENTATION

Objective: Prepare detailed drawings and specifications.

 

Summary: At this stage, all finalized decisions are thoroughly documented and presented in greater detail. This comprehensive set of drawings will be utilized by the contractor to guide the construction of your building.

 

Process: We will take the drawings from the design development phase and provide detailed specifications for the construction of each individual element, outlining how all components integrate and function cohesively as a complete system.

5. BIDDING AND NEGOTIATIONS

Objective: Select contractors and finalize costs.

 

Summary: The architect seeks bids from construction companies to work on the project.

 

Process: We’ll help you assemble a project team that includes the contractor. This can be a trusted contractor we negotiate with or one we've worked with extensively, specializing in animal facility construction. 

6. CONSTRUCTION ADMINISTRATION

OBJECTIVE: Ensure design is followed.

 

Summary: The construction administration phase involves the architect overseeing the construction process to ensure the project is built according to the approved design and specifications.

 

Process: We coordinate with the contractor, address any issues that arise, conduct site visits, and ensure that quality standards are met. This phase also includes reviewing progress, approving payments, and making necessary adjustments to the design as needed.
