NEW CONSTRUCTION

COMPLETE ARCHITECTURAL DEVELOPMENT

COMPLETE ARCHITECTURAL DEVELOPMENT: This package includes complete Architectural Services of all five phases of the design process: Schematic Design, Design Development, Construction Document, Bidding and Negotiations and Construction Administration.
FLOOR PLAN REVIEW
For Service Types:
- Consulting
FLOOR PLAN REVIEW: We’ll review the preliminary floor and site plans from your local architect, identifying potential issues related to flow and efficiency. We’ll provide feedback through red-line markings, sketches, or notes on the PDFs. Your local architect will remain the Architect of Record, handling the preliminary design, construction documents, permits, and code compliance.
FLOOR PLAN REVIEW PLUS: This package includes all the services above, plus a review of finish materials and mechanical, plumbing, and electrical systems throughout the design process. We’ll provide feedback through red-lining, sketches, or notes on the local architect/engineer’s PDF drawings. Your local architect and engineers will be the Professionals of Record, handling preliminary design, construction documents, permits, and code compliance.
FLOOR PLAN DESIGN
For Service Types:

FLOOR PLAN DESIGN: We’ll help develop the building program using a 30-page questionnaire. Based on this, we’ll design the floor plan, including equipment and cabinet layouts. We offer up to four revisions. Once approved, the design will be handed to the local architect (architect of record) to complete the architectural and engineering drawings for permits. They will have access to the CAD files for their work.
FLOOR PLAN DESIGN PLUS: This package includes all the services above, plus a review of finish materials and mechanical, plumbing, and electrical systems. We’ll provide feedback through red-lining, sketches, or notes on the local architect/engineer’s PDF drawings. Your local architect and engineers will be the Professionals of Record, handling construction documents, permits, and code compliance.
SERVICE FEES
Each project is unique, so our fees vary. Architectural fees depend on the project scope and can be hourly, fixed, or based on a per-square-foot rate. Unlike many firms that charge a percentage of construction costs, we charge a set rate per square foot, offering more clarity on professional fees early in the design process.
